Landlord Gas Safety Certificates in Wallington
If you rent out a property with gas appliances, the law requires a gas safety check every 12 months. We carry out landlord gas safety checks across Wallington, Sutton, Croydon and nearby, and send you your Landlord Gas Safety Record, often called a CP12, digitally.
What the law requires from landlords
Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:
- have every gas appliance, fitting and flue they provide checked every 12 months by a Gas Safe registered engineer
- give a copy of the gas safety record to existing tenants within 28 days of the check
- give a copy to new tenants before they move in
- keep each record for at least 2 years
- keep gas appliances and pipework properly maintained
You can have the check done up to 2 months before it's due and keep your original renewal date.
What we check
For every gas appliance you provide, such as the boiler, gas fire and cooker or hob, we check:
- the gas installation for leaks (a tightness test)
- that each appliance is burning correctly
- that flues and chimneys are clearing fumes safely
- ventilation
- that safety devices are working

What is a CP12?

How long does a gas safety check take?
Usually between 30 minutes and an hour, depending on how many gas appliances the property has.
What happens if an appliance fails the check?
We'll explain the problem and what's needed to fix it. If an appliance is dangerous, we're required to make it safe, which can mean turning it off until it's repaired.
